MANAGEMENT FOR RESIDENTIAL ASSETS
- Flat Fee of $200/month OR 10% of monthly rent
(whichever you prefer, yes that's right)
· Lease Fee - 1st Month Rent
· Renewals - $100 for each renewal
(collection of monthly rent, receive and schedule maintenance requests, conduct monthly inspections, payment of mortgage statements/other expenses as needed, etc.)
MANAGEMENT FOR MULTI-FAMILY DEVELOPMENTS
· 120 units or less
· Management includes Student housing, Affordable Housing, Conventional, etc.
· Management Fee varies based on owner/investor needs
· Full onsite staff or remote staff available to reduce overhead
· Full accounting team available
Contract: Our property management agreement is always month-to-month. You can cancel the agreement at any time without being penalized. Please note, we want you to be happy, but if you are not, we understand the need to move on. Sunshine has never lost a client, and we plan to keep it that way.
Our Team: Our team is comprised of licensed professionals that have extensive experience in the industry. Our team contains of realtors, maintenance experts, property owners, landlords, investors, and leasing agents who have a vested interest in guaranteeing your investment is lucrative.
Finding Tenants: Our objective is to make your home viewable to as many qualified renters as possible. Through our experienced team of leasing agents and diligent application process, we can evaluate tenant’s rental history, credit, employment information and other factors for approval. This process gives your investment less vacancy and increases your overall return on investment quicker.
Maintenance: We have an in house licensed and certified maintenance supervisor for HVAC, make ready processes and other minor service requests. We only call-in third-party contractors when needed and approval is always confirmed before invoicing.
